Why are Buyer's Agent services free? Buyer agent services are free to the buyer because the buyer's agent is paid by the seller. Buyer's agents like us are paid by the seller per terms specified on the Multi Listing Service (MLS).
Is there any Cost for using a Buyer's Agent? No, none at all. No cost is added to the price of the home in anyway for using our services as your buyer's agent. In fact, as your representative, we negotiate on your behalf to get you the best possible price and terms.
Furthermore, the fee paid to the agent who brings the buyer (Buyer's Agent) is already stated in the contract between the seller and their agent and is set for every home on the MLS and it's paid by the seller no matter what agent sells the property. Once on the MLS under a standard Florida contract the seller must pay the fee they agreed to in the listing contract.

Why not just call the agent on the yard sign? The listing agent (the person on the yard sign) has a contractual obligation to get the highest price for the home since they are working for the seller under a written agreement. This is good for the seller, not so good for you, the buyer. You are better off with your own professional representation.
Is it ok just to call the agent on the yard sign to ask a few questions about the property? No, if you are working with a buyer agent you should never call the listing agent (person on the yard sign). You may unwittingly give information that can hinder a future deal or at the very least weaken your negotiating position. Always go through your buyer's agent and have them make the contact. |
